Homes Designed To Sell, LLC services start with a $79 Home Evaluation.  At this time we will assess your individual needs to determine further staging.  Give us a call 888.228.HDTS……Let’s get started!  (The home evaluation fee will apply to any future staging packages)
Hourly Consultation & Walk-Through

• After the initial Home Evaluation, we suggest a detailed consultation and walk through of your property.  We will meet with you and discuss your goals & expectations and how to receive the maximum return on investment for your home improvement dollars. 
• We’ll go over our 8-step home staging process while walking through the home as a buyer would and gather those all-important “first impressions”.  We will discuss small changes that will make a huge impact in creating a space for home buyers. 
• Included in the consultation you will receive a “Top Ten Priority To-Do List” as well as suggestions for using our additional Home Staging Services.
• The “Top Ten” Priority Report is a customized report that focuses on the ten most important things the seller should do right away to increase the value of your home and get a faster home sale.
• The initial consultation will typically take from 1-1/2 to 3 hours depending on the size of your home.
• The fee for this service is a pre-determined hourly rate.

Home Staging Packages

• ½ Day Staging ~ Similar to the “Top Ten” Priority Report, this service is for homes that just need a little extra attention and expertise.  The Homes Designed To Sell, LLC consultant will be working off a detailed walk-through sheet that will be given to the Home Seller in order to complete the transformations.  We will spend approximately 4 hours making dramatic transformations to the main areas of the home focusing on priority.  We will bring in accessories in order to complete the look of each room giving you a visual of what you may need to purchase.  For your agent’s marketing efforts we will provide photos of your newly-staged space.  This service works best for homes less than 2,000 square feet.
• Full Day Staging ~ We will spend a full day making dramatic transformations to homes that need more attention and expertise or are over 2,000 square feet.  You’ll walk away with a show-ready home, photos for your agent’s marketing efforts, and visuals of purchases you can make to complete the look.
   

• New Listing OR Open House Staging ~ This service is perfect for the house that is just about to go onto the market OR have an Open House in order to make a great first impression.  Homes Designed To Sell, LLC will spend tow full days prior to that weekend transforming the house into a buyers dream.  We will be working off of a detailed walk through work sheet that will be given to the Home Seller in order to complete the transformations.  We will bring in accessories in order to complete the look of each room giving you a visual of what you may need to purchase.  For your agent’s marketing efforts we will provide photos of your newly-staged space.  To get TOP DOLLAR, every home should go through our complete home staging transformation before being listed!

Additional Services (exclusive to Home Staging Packages)

• Do It Yourself (D.I.Y.) Action Plan ~ Add an extensive multiple-page report detailing of all of the actions a Homes Designed To Sell, LLC Consultant would take to transform your home as well as vendor recommendations, and design tips and tricks.  We give you the expertise so you can take the time to do the staging and packing yourself.  $149.00
• Shopping Service ~ We’ll work with you and create a budget to shop for those accessories that serve as investments in the sale of your home.  Simple, inexpensive purchases go a long way in changing the look of a room.  We know where to go and even get “Designer Discounts” off of what we purchase for you.  $75.00/hour.
• Painting ~ A Homes Designed To Sell, LLC Consultant will paint a room’s accent wall in order to complete the transformation of the space.  This will include paint, but is limited to one wall (not to exceed 10x12) in a staged space.  $45 per wall.
• Window Treatments ~   The tasteful addition of window treatments will be included at an additional cost of $60 per window.  Certain restrictions apply.

Vacant Home Staging

Fees vary depending on staging needs.  Certain circumstances may allow for a price per square foot to be given without a home evaluation.

• We will first determine if a vacant home will require partial or full staging to maximize your budget needs.  We usually focus on the main rooms such as living room, dining room, kitchen, bath, and master bedroom.  Additional rooms may be suggested if felt it will provide better market advantage and appeal.
• We will then configure and design a look that best fits your home; enhancing the architectural elements of each room while minimizing its flaws.
• Our expansive inventory offers a variety of home décor items.  We also stock larger scale furnishings such as sofa sets, dining room tables, patio furniture, and bedroom décor.
• Unique to vacant home staging, we will oversee all cosmetic work, if needed.  Our fee will include final staging, delivery, and takedown of furnishings.
